Once you own your property, your investment is protected by an Owners Title Insurance Policy. Any claims brought against the property by those that have a legal claim recorded in the public records in the county where the property is located. 


Title clearance is the process of resolving any issues with the title to a property before it can be sold or transferred. This may include resolving liens, outstanding debts, or disputes over ownership.


A title defect is any issue that affects the ownership or transfer of a property. This may include errors in public records, outstanding tax liens or mortgages, and even disputes over ownership.


A survey is required by lenders because they do not want to take any chances that the property has any problems. A survey problem is rare, but can sometimes show problems such as building and pool easement encroachments or boundary line disputes.
